From Vision to Reality: Navigating Your Design Journey

Building a custom-made home is one of life’s most significant investments, and we believe the process should be as inspiring as the final structure. To ensure your vision is realized with precision, we follow a structured Seven-Stage Roadmap.

Here is a look behind the curtain at how we take your ideas from a first conversation to a finished masterpiece.

1. The Complimentary Design Meeting

Before a single line is drawn, we sit down for an "interview." This is where we discuss your lot, the views you want to capture, your budget, and the scale of your future home. It’s all about determining if our styles and goals are a perfect match.

2. The Feasibility Study

Once we move forward (marked by a 20% deposit), we dive into the "homework" phase. We conduct site visits, analyze zoning laws and building codes, and use technology-assisted photography to map out exactly what is possible on your specific piece of land.

3. Schematic Design (SD)

This is where the magic starts. We develop conceptual floor plans shaped by your lifestyle and our site analysis. We focus on flow, orientation, and how you plan to move through the space.

4. Design Development (DD)

In this phase, we move into the third dimension. We create 3D exterior and interior renderings to establish the "architectural language" of the home.

Pro Tip: We don't finalize floor plans until after DD. Seeing the 3D volume often inspires tweaks to the 2D layout!

5. Engineering & Consultant Coordination

Architecture is a team sport. We take the lead in coordinating our drawings with a suite of experts—including structural, MEP (mechanical, electrical, plumbing), civil, and landscape designers—to ensure every system works in harmony.

6. Contract Documents (CDs)

These are the final, legally binding documents for your contractor. These documents are incredibly detailed to ensure the home is built exactly as designed.

Note: Any changes requested after this stage require a "change order," which can impact your budget and timeline.

7. Bidding, Permitting & Construction Administration

Our job doesn’t end when the drawings are done. We manage the bidding process, navigate the complexities of city and HOA permits, and stay involved throughout construction. We even hold back a portion of our fee specifically for this stage to ensure we are there to support you until the keys are in your hand.
